Landlords
Letting In Norwich and Surrounding Areas
We will visit your property and advise, without charge, on letting options and rent expectation. We will seek your advice with reference to any restrictions/requirements e.g. the acceptability or otherwise of children, pets, smoking etc. We will then prepare a description of the property, and take photographs, for marketing purposes

We offer Landlords the choice of two services:

  • Full Management Service.
  • Introduction Service.


  • Full Management Service:

  • We will market your property by searching our computerised tenant database, publishing details on our company website and advertising, as appropriate, in the local press. We will require you to pay a proportion of the advertising costs (maximum 4 weeks @ £20 per week per property).
  • We will personally show interested parties round your property and we will personally take up references for all prospective tenants.
  • We usually advise the use of Assured Shorthold Tenancy Agreements. We will prepare the necessary agreement, supervise and witness the signing, and ensure that follow-on agreements are issued as required.
  • We will take a damage deposit and place it in one of the Government approved schemes and you will receive the relevant details as prescribed by the Housing Act 2004, section 213.
  • We will prepare an inventory of your property prior to the tenant(s) moving in (minimum charge per property for this service is £35).

  • We will ask you to agree a pre-determined maintenance limit of usually £100. This will allow small problems to be overcome without the need to contact you.
  • We will inspect your property quarterly for which there is a charge of £13.50 per inspection.


  • There is a £20 administration charge for the preparation of the Tenancy Agreement and the registering/protection of the Damage Deposit.

    Our fee for the Full Management Service is 11% commission on all rent collected. We will collect the rent monthly, deduct our fee, and forward the balance to you at the beginning of the following month.

    Please note that VAT is chargeable on all fees at the prevailing rate.

    Introduction Service:

  • We will market your property by searching our computerised tenant database, publishing details on our company website and advertising, as appropriate, in the local press.
  • We will personally take up references for all prospective tenants. Viewings are normally carried out by the owner but this can be negotiated if desired.
  • We will prepare the necessary agreement - we usually advise the use of Assured Shorthold Tenancy Agreements.
  • We recommend that you take a full inventory of the property before the tenant(s) moves in - we can offer this service on a time basis (minimum charge £35).
  • We will place any deposit taken in one of the Government approved schemes and you will receive the relevant details as prescribed by the Housing Act 2004, section 213
  • We will charge your in-going tenant(s) an administration fee. We must ask for your co-operation in ensuring that this fee is fully paid, prior to your tenant(s) commencing tenancy.


  • Our fee for the Introduction Service is equivalent to 40% of the first month's rent.

    Building Services

    We offer a range of building services, at competitive prices, from redecoration to complete property renovation, all undertaken by qualified tradesmen. We will be delighted to advise on your needs and provide a written estimate of costs as necessary.


    Property Insurance Scheme

    We offer an extremely comprehensive property insurance scheme through a local broker to cover buildings, contents and property owners' liability, or any combination of these that you might require. Many landlords have found that this scheme has delivered up to a 50% saving on what they were previously paying.
